Managing your own rental property can be somewhat of a challenge especially if you dont know what mistakes are common and how to avoid them. But by avoiding these mistakes you will not only save yourself money, but you will also save yourself a whole lot of headaches.

While managing your own rental property is not something for the meek, here are some common mistakes that should be avoided at all costs:

Not screening potential tenants: It is of utmost importance that you carefully screen each prospective tenant who wishes to rent your property. You should have each interested party fill out an application that includes things such as rental history, financial stability, credit, and even criminal background. The last thing you want to do is to take someone at their word that they are going to be a great tenant and then find out later that they dont have two nickels to rub together. Nothing will make you feel more foolish than knowing there was something you could have done to prevent a bad tenant from occupying your property. The key to enjoying the rental property business lies in good tenants and if you dont screen properly you may miss out and rent to some less than desirables.

Not signing a lease: You never want to take anything for granted when it comes to renting your property. If you dont make the tenants sign a lease you will have a harder time getting them out should they default on the agreement. Whether you are renting month to month or a year at a time, make sure you get it in writing.

Not giving Title X information: This one can cost you big, $10,000 in fact. According to the law, every tenant, new or renewing, must receive a pamphlet from you on the Lead Based Paint Disclosure Law if your house was built before 1978.

Not having the property ready: Make sure that everything that needs to be done to your property such as painting or repairs are done before a new tenant moves in. Failure to do so will result in endless phone calls from the tenant and added headaches for you. Unless you have a written agreement with the tenant prior to them moving in, then it is imperative that all the work be completed before occupancy begins.

Not maintaining the property: Another common mistake is not properly maintaining your property. It is easy to ignore little problems as they begin, but after enough time those little problems become big problems and cost big bucks to fix. It is better to find a company to perform routine maintenance such as clean the gutters and maintain the air conditioning unit so that problems arise on a less frequent basis. The cost of a maintenance program is nothing compared to a major problem that can arise if things are not taken care of from the get go.

While many rental property owners hire a company to manage their rental properties for them, it can be done yourself. Again, managing your own rental problem is a very challenging and difficult thing to do, but avoiding common mistakes can make your endeavor a bit easier.

Arthritis In Fingers: One Of The Worst Ways Arthritis Can Affect You

by

Meredith Walker

Are you aware that arthritis may also attack your fingers? Arthritis in fingers is another typical manifestation of arthritis. Our hands are among the essential parts of our body. We almost cannot a single thing without making use of our hands.

Each of our fingers has a different purpose. Imagine if one of our fingers is impaired? Are we able to still do what we desire? Perhaps, yes, however it could be more difficult the more progressed the arthritis is. And by difficult, what i’m saying is painful; even more difficult, as arthritis advances, you might cause much more harm to your finger joints, making it even more challenging to move your fingers.

The kinds of arthritis that usually attacks our fingers are osteoarthritis and rheumatoid arthritis. Osteoarthritis normally affects those of more advanced years, but rheumatoid arthritis can affect anybody of any age.

Osteoarthritis is a type of arthritis that’s a consequence of many years of deterioration of the joints. Eventually your body is not able to keep up with the damage, and the connective tissue is not able to regenerate to its former flexibility. When this occurs, it may solidify and crack, permitting the bones of the joints to come in contact, leading to pain. Do you crack your knuckles? This is one means to induce deterioration of the finger joints, which could lead to arthritis in fingers later on.

Rheumatoid arthritis is an auto-immune disorder; basically, your immune system, for whatever reason, begins to attack the tissues around your joints, leading to damage much like that in osteoarthritis. This damage happens on a faster schedule in comparison with osteoarthritis however, and people with rheumatoid arthritis will frequently eventually experience arthritis in fingers.

In the two cases the symptoms are identical: joint pain, inflammation, cracking sounds, stiffness and loss of mobility. Whilst the arthritis is not yet advanced, you might merely experience some inflammation and joint pain, which can disappear completely in time. But you might also hear some cracking sounds whenever you move your finger joints, which is a manifestation of damaged connective tissues. Ultimately, if the arthritis in fingers gets worse, your fingers can become immobile and disfigured, as the flexibility and range of motion of your fingers is lost.

The pain of arthritis in fingers can be relieved via a number of remedies. Just like osteoarthritis and rheumatoid arthritis, you will find medications that may reduce the pain and lower the swelling. A few less advanced cases can also be helped by physical therapy, while more advanced cases may need special surgery to recover mobility. There’s also many different natural remedies which you can use to treat arthritis when it attacks your fingers, however the most critical of them involve balanced and healthy diet and lifestyle, to be able to help your body fight the effects of arthritis.

Arthritis is a ailment that is tough enough to cope with, however it just gets worse when it is

United States: At least fifteen dead in Southern California after rain causes mudslides and floods

Thursday, January 11, 2018

On Tuesday, the first major rain storm of the year in Southern California led to flooding that has caused at least fifteen deaths, mainly in Santa Barbara County. The flooding was exacerbated by last month’s wildfires; particularly hard-hit was the wealthy community of Montecito, downstream of the site of the Thomas Fire, where at least six houses were destroyed. More than 160 people have been hospitalized, four in critical condition.

According to the United States National Weather Service, five and a half inches of rain has fallen over two days in parts of Ventura County, and more than four inches in parts of Santa Barbara County. In areas burned by the wildfires, ground cover that would have reduced runoff had been destroyed, and an impermeable layer of ash and burned soil had been created. As a result, torrents of mud ran downhill and inundated places such as Montecito. Mike Eliason, a spokesman for the Santa Barbara County Fire Department, said homes in the wealthy community had been “wiped away from their foundations” by mudflows, which also burst a gas main, leading to a fire that destroyed another building.

Sections of the 101 freeway were closed by flooding; a driver told television station KTLA that mud came “out of nowhere” and covered the highway in “about five seconds” and that he was glad he was still alive. James Cook, the Los Angeles correspondent for BBC News, reported that roads were being blocked by “boulders the size of small cars” which had tumbled down the hills. BBC also reported, 300 people had been trapped in Romero Canyon. Bill Brown, the Sheriff of Santa Barbara County, said at mid-afternoon that the number of deaths had reached thirteen and might rise. He described the flood-ravaged areas as looking “like a World War I battlefield” and said that emergency dispatchers had fielded some 600 calls between 3:00 and 6:00 am.

Emergency services including the Ventura County Aviation Unit were kept busy rescuing people. The Coast Guard sent aircraft to assist. Spokesmen reported fifty people had been rescued in each of Los Angeles and Santa Barbara Counties. Montecito resident, Berkeley Johnson, told the Santa Barbara Independent that he and his wife had taken refuge on the roof of their house but climbed came down when they heard a child crying. With a fireman’s help were able to dig out a two-year-old girl, who looked like a “muddy doll” according to Johnson.

Officials issued evacuation orders on Monday for thousands of people living in Santa Barbara, Los Angeles, and Ventura counties, but Montecito was under only voluntary evacuation. Some of the evacuation orders were lifted later on Tuesday as the rain became lighter.

Jermaine Pennant jailed for drink-driving

Tuesday, March 1, 2005

Aylesbury, England – The Arsenal F.C. midfielder Jermaine Pennant, currently on loan to Birmingham City, has today pleaded guilty to drink-driving, driving while disqualified, and driving without insurance by Aylesbury magistrates court. Pennant received a sentence of three months imprisonment. Pennant’s lawyer, Bary Warbutton, has said that the footballer will appeal against the severity of the sentence.

The incident occurred on January 23 of this year, Pennant was arrested after crashing teammate Ashley Cole’s car into a lamppost. The 22-year-old claimed that he crashed the car after attempting to operate the car’s Satellite navigation system.

Despite the claim by Warbutton that imprisonment “could completely destroy his career”, Birmingham City have said that they will stand by the player, and help to rehabilitate him. Arsenal released a statement saying that the sentence would not impact the player’s future with the club; his contract with club expires in the summer, at the same time as his loan-spell with Birmingham ends.

Duke of Edinburgh leaves UK hospital following exploratory surgery
Posted by , No Comments

Monday, June 17, 2013

The Duke of Edinburgh, the husband of the current British monarch, today departed from the London Clinic, located in the centre of the British capital, after eleven days. Prince Philip, who is aged 92, was hospitalised on June 6 to be given exploratory surgery on his abdomen.

According to the BBC, it was thought the Prince would remain in hospital for two weeks. The abdominal surgery was pre-planned, Buckingham Palace previously reported, although the reasons why this surgery was arranged have not been publicised.

The Duke of Edinburgh missed numerous royal occasions while he was in the private building, including the Trooping the Colour on June 15 to celebrate the Queen’s Official Birthday. As he was staying in the Clinic, over a thousand cards were sent to the Duke. Also, members of the British Royal Family, including Charles, Prince of Wales; Prince Edward, Earl of Wessex; Prince William, Duke of Cambridge; Prince Harry of Wales; and his wife, Elizabeth II, visited him.

A Buckingham Palace statement said the Duke was in “good condition and good spirits”, adding that he would take a two month time period to recover. “The Duke has expressed his thanks and appreciation to medical staff at the London Clinic and the many members of the public who have sent good wishes”, the statement added. ITV News Royal Correspondent Tim Ewart commented, “for a man of 92, who spent 11 nights in hospital, the Duke looked extraordinarily fit.”

John Reed on Orwell, God, self-destruction and the future of writing

John Reed on Orwell, God, self-destruction and the future of writing
Posted by , No Comments

Thursday, October 18, 2007

It can be difficult to be John Reed.

Christopher Hitchens called him a “Bin Ladenist” and Cathy Young editorialized in The Boston Globe that he “blames the victims of terrorism” when he puts out a novel like Snowball’s Chance, a biting send-up of George Orwell‘s Animal Farm which he was inspired to write after the terrorist attacks on September 11. “The clear references to 9/11 in the apocalyptic ending can only bring Orwell’s name into disrepute in the U.S.,” wrote William Hamilton, the British literary executor of the Orwell estate. That process had already begun: it was revealed Orwell gave the British Foreign Office a list of people he suspected of being “crypto-Communists and fellow travelers,” labeling some of them as Jews and homosexuals. “I really wanted to explode that book,” Reed told The New York Times. “I wanted to completely undermine it.”

Is this man who wants to blow up the classic literary canon taught to children in schools a menace, or a messiah? David Shankbone went to interview him for Wikinews and found that, as often is the case, the answer lies somewhere in the middle.

Reed is electrified by the changes that surround him that channel through a lens of inspiration wrought by his children. “The kids have made me a better writer,” Reed said. In his new untitled work, which he calls a “new play by William Shakespeare,” he takes lines from The Bard‘s classics to form an original tragedy. He began it in 2003, but only with the birth of his children could he finish it. “I didn’t understand the characters who had children. I didn’t really understand them. And once I had had kids, I could approach them differently.”

Taking the old to make it new is a theme in his work and in his world view. Reed foresees new narrative forms being born, Biblical epics that will be played out across print and electronic mediums. He is pulled forward by revolutions of the past, a search for a spiritual sensibility, and a desire to locate himself in the process.

Below is David Shankbone’s conversation with novelist John Reed.
